The role is to work as part of a team in order to provide a comprehensive and fully integrated management service to a portfolio of properties in Central London.The role of TSM is to provide a comprehensive technical engineering service for the operation and management of the properties.This will involve providing a responsive, proactive service to tenants / customers and internal management teams and liaising with consultants, suppliers and contractors.
Main Duties & ResponsibilitiesMonitor planned preventative maintenance schedules and assist in the forward planning of property maintenance and development matters.
Manage permit to work proce ss.
Management of day to day maintenance, including instruction of contractors; inspection of works and authorisation of purchase orders / invoices.
Ensure compliance with all statutory requirements, which will include the implementation of remedial works highlighted by the risk assessment programme.
Discharge responsibility detailed in the Construction (Design and Management) Regulations, particularly those relating to the Designer and Planning Supervisor duties.
Ensure proper financial and contractual management in all areas.This will include liaison with Service Charge Department, inputting and amending capital and revenue forecasts and monitoring and reporting on subsequent expenditure.
Work with Building Surveyors in the inspections of properties and prepare reports on findings.
Liaise with tenants and internal management departments in respect of remedial works.
Continually monitor and report on maintenance contractor and consu ltant performance.
Review tenants proposals for demise alterations and assist the Building Surveyors issuing consents.
Liaise as necessary with project management staff within Land Securities and their appointed external consultants to ensure smooth handover of projects into the managed portfolio.
Assist the Building Surveyors in the preparation, serving and negotiation of dilapidation claims subsequent to the determination of tenant leases.Negotiate on Land Securities behalf when claims are made against the Company.
Undertake the thorough investigation of defects and all associated repair.
Ensure that all services operate to their optimum energy efficiency and strive for continuous improvement.
Provision of a design service from inception to completion.This may include, liaising with consultants; estimating project values; preparing tenders; liaising with tenants; reviewing with internal departments and obtaining budgetary approval for capital and revenue expenditure.
Provide a full technical support service to internal departments, and where necessary tenants, to include advice, reports, designs and costings.
Carry out feasibility and condition surveys and report on findings.
Ensure compliance with all policies and standards.
Undertake and perform any other tasks or duties as may be required by management whether they are for personal development or in response to business needs.
