HOURS:Monday to Friday 1000 -1600 (inc lunch break)
SALARY:12,870 plus use of company vehicle
START DATE: 16th July 2012 prefereable but not essential
This role plays an important part in generating and maintaining income flow for the Company but also in ensuring compliance with all relevant legislation. It is equally important that the role is seen by its customers to deliver excellent customer services often within the context of conflicting priorities.

Job Purpose: To coordinate all letting in the PG Group property portfolio and ensure maximum occupancy of properties.
To maintain updated records of all lettings and vacancies
To coordinate and action all invoicing for fees due from all tenants for all properties
To liaise with Manager Facilities team on daily basis to ensure all remedial and refurbishment work carried out in timely and effective manner
To provide first point of call for all tenants maintenance issues (not out of hours)
To manage deposit income- deposit insurance scheme
To carry out tenant arrival and departure procedures and inventories
To ensure excellent customer service in the provision of these activities.
Principle Accountabilities and Outputs (primarily objectives)
Coordinate Agents to maintain optimum occupancy rates for the company properties
Liaison with Clients whose property PG manages
In conjunction with colleagues and manager prepare the lettings plan for PG Group property portfolio
In conjunction with Manager Facilities Team prepare and implement planned maintenance programme for properties in the Company.
Liaise with other departments (especially Sales and Marketing) to prioritise and monitor the planned and ad hoc maintenance, repair and refurbishing programmes for the properties in the Company
Provide timely and updated revenue and costs forecasts to the company budget and business plan
In conjunction with manager develop the current company pricing strategy
Ensure timely preparation and tracking of invoices to companies and individuals.
Provide first point of contact with tenants and Agents
Provide highest levels of customer service to tenants and other stakeholders
Liaison with Local Councils re Council and any other taxes/charges
Liaison with utility companies
Person Specification
Essential
Educated to A level or equivalent
Experience in customer facing environment
Strong written and oral communication and influencing skills
Good team player
Self motivated
Prioritisation skills
Ability to deal with uncertainty
Ability to deal with conflict in assertive manner
High level of resilience
Adhere to well groomed and professional dress code
Current UK driving licence
IT literate
Desirable
Background within the lettings and property arena
Good business understanding
Sound knowledge of Gas Safety requirements and Landlord Tenant Act.
Experience of spreadsheet compilation and management
